HSD / Field Note
Residential

The house is a system, not a façade

Residential design becomes stronger when programme, circulation, privacy, environmental response and construction logic are considered together.

01 / The project

Akinbi Residence

A 4-bedroom duplex on a half plot, designed and constructed for a family of four on an irregular/skewed site.

02 / The problem

What made this project difficult?

The compact and skewed plot required the programme to fit without producing distorted room shapes or sacrificing daylight, ventilation and a sense of volume.

03 / The decision

How HSD approached it

The design uses a double-height vaulted living space and an upper family room overlooking the main living area to create spatial generosity within the constrained footprint. HSD’s role extended through construction.

04 / The lesson

What the project teaches

On a constrained plot, the objective is not to force every room into a rectangle. The stronger strategy is to protect the quality of the main spaces, use section to create volume and carry the design logic through construction.

HSD takeaway

Good project delivery is rarely one brilliant move. It is a chain of sensible decisions made early enough, coordinated well enough and tested against the reality of the site.

05 / Questions worth carrying forward

What should a client ask next?

The point of a Field Note is not to make every project look easy. It is to make the next project conversation more intelligent.

What is known?

Separate verified site and project facts from assumptions.

What could change the brief?

Identify planning, cost, technical, operational or site issues early.

What decision comes first?

Do not spend design effort before the highest-value uncertainty is understood.
